James G. McWalters
In 2003, drawing upon extensive real estate experience encompassing contracting, development, tract sales and marketing, commercial brokerage, and institutional investment, Jim McWalters formed McWalters Advisors, Inc., offering real estate consulting, capital formation, asset repositioning, and investment services to public and private real estate organizations and individuals. In 2004, shortly after completing a major consulting assignment for a public company through McWalters Advisors, Jim joined with John Kelterer to form McWalters & Kelterer, Inc. and expanded the scope of services to include entitlement and adaptive reuse. In early 2009, the McWalters & Kelterer principals elected to divide the client activities between them. Jim McWalters continues to serve his clients through McWalters Advisors. Since 2003, Jim has advised public and private companies on a wide variety of projects including commercial property repositioning, tenant and landlord lease negotiations, major land entitlement, facility acquisition, and investment fund formation and management.
Prior to the formation of McWalters Advisors, Jim led PMRealty Advisors’ expansion from managing $60 million in regional assets to managing more than $2.1 billion in institutional assets located in 23 states. As CEO, he was instrumental in restructuring the Company’s organization to accommodate its controlled growth. As Managing Director, Acquisitions and Chairman of the Investment Committee, he was responsible for the acquisition of real estate assets valued at more than $3 billion and the disposition of assets valued at more than $1 billion. Additionally, as Managing Director, Marketing, Jim supervised and personally participated in raising more than $3 billion in client investment capital.
Prior to PMRealty Advisors, Jim, as Executive Vice President and Regional Director of Merrill Lynch Commercial Real Estate Brokerage, initiated and developed Merrill Lynch’s commercial brokerage operations in the western states. In that capacity, he developed a multi-office network employing more than 200 people and executing more than $800 million in real estate transactions annually.
Before joining Merrill Lynch, Jim held positions as: President, Vistar Commercial Brokerage Company, a new company he formed and later sold to Merrill Lynch; Executive Vice President, Grubb & Ellis Commercial Brokerage Company, where he developed the company’s Investment Division and, later, simultaneously managed over 100 brokers in offices located in Beverly Hills and Downtown Los Angeles; Vice President for Electronic Systems, Sterling Security Services; Chief Executive Officer, Advanced Protective Systems.
Jim holds a Bachelor of Science degree, with a major in Aeronautical Engineering, from the U.S. Naval Academy. He has been a guest lecturer at the University of California, Irvine, Graduate School of Business. Professional affiliations include the Urban Land Institute (ULI), the International Council of Shopping Centers (ICSC), and Lambda Alpha. McWalters Advisors is a member of, and Jim has served on the Board of, the National Association of Real Estate Investment Managers (NAREIM).
